For the last 10 years, Brookfield Residential has been developing master-planned communities in Central Texas, becoming one of the largest residential developers in Greater Austin, with more than 13,500 lots owned in Austin, Dripping Springs and San Marcos. Our recent addition of Austin-based Grand Haven Homes allows us to build the highest quality homes and develop exceptional master-planned communities as a single entity in Central Texas.

We are the fifth largest residential real estate developer in North America. 

How long has Brookfield Residential been in Texas?
Brookfield Residential planted roots in Texas back in 2007 when we opened our first master-planned community in San Marcos. Through our recent integration with Grand Haven Homes, we now have 16 communities we build homes in, along with developing master-planned communities like Addison and Easton Park in Southeast Austin, and Blanco Vista and Kissing Tree in San Marcos.

Absolutely. Brookfield Residential has 60 years of experience in building homes and developing communities throughout North America, and Grand Haven Homes brings 10 years of homebuilding expertise in Central Texas. This powerful combination helps us deliver an outstanding product to our customers.

Tight Construction
✔️ Special framing techniques such as continuous air barrier and air sealing of penetrations help reduce internal leaks and drafts.
Improved Thermal Systems
✔️ Enhanced insulation techniques help to minimize voids and gaps, and higher thermal properties (R-value) add to energy efficiency.
Sealed Ducts
✔️ Air sealing supply and return duct connections can help reduce internal leaks.
Low-E Windows
✔️ Low "emissivity" windows have protective coatings to help keep heat in during winter and heat out during summer.
Right-Sized HVAC:
✔️ "Right-sized" heating and cooling systems and sealed air ducts help equipment work efficiently. "Right-sized" refers to the process of determining which HVAC system should be used in any particular structure.
Internal Moisture Management
✔️ Vents, pressure balancing and fresh air ventilation work to reduce moisture in multiple ways.
Fresh Air Ventilation:
✔️ Fresh air ventilation systems deliver filtered fresh air at a minimum rate of 7.5 cubic feet per minute per person plus .01 cubic feet per minute per square foot of conditioned area, to help reduce dust, odors and indoor contaminants.
Combustion Safety:
✔️ Combustion appliances in conditioned spaces are sealed or power-vented to help avoid build-up of carbon monoxide, and vent-free fireplaces are not allowed. Carbon monoxide detectors are required in all homes.
Air Pressuring Balancing:
✔️ Balanced air pressure throughout the home results in more even temperatures and reduces the potential for condensation build-up.
ENERGY STAR® Qualified:
✔️ Homes built to program specifications will be at least 30 percent more energy efficient than homes built to the 2006 International Energy Conservation Code.
